Local notes for Lake Forest

Before it incorporated in 1991, Lake Forest was known as El Toro, and the name still marks the older part of town around El Toro Road. Those tracts hold the city's oldest plumbing. When a house there has had more than one pinhole leak, or the pressure at the far shower has faded over the years, a repipe often makes more sense than another patch, and you get a written estimate for both before you choose.

Out in Foothill Ranch and Portola Hills the houses are younger. Those sections were built with PEX water lines and tankless water heaters, so the work there is mostly about the heater: scale from hard water clogging the heat exchanger, error codes, and hot water that cuts in and out. Lake Forest is really two plumbing cities in one, which is why the age of the house is one of the first things we ask about on the phone.

The Census counts about 31,800 homes in Lake Forest, with a median build year of 1984. Thirty-eight percent were built before 1980, and 53 percent are single-family detached. The rest are condos, townhomes and apartments that share walls and, often, drain lines, so a backup in one of them can begin in a stack that serves the whole building.

Calls from Lake Forest go to our Mission Viejo location, the nearest of our 10 in the county. The two cities border each other, and Irvine and Laguna Hills sit along the other edges. Plumbing permits here come from the City of Lake Forest, and a water heater, repipe or gas line job is inspected by the city before its permit is closed.

Lake Forest shares borders with Mission Viejo, Irvine and Laguna Hills. We work in each of those places as well, and the plumber is sent from whichever of our locations sits closest to your address. A person answers at any hour, the line is inspected before anything gets opened up, and you see the price in writing before work starts.

About 38 percent of Lake Forest homes were built before 1980; most went up in the 1980s or after, with copper or PEX water lines and plastic drains that hold up to roots better than older pipe. In housing like this the work leans toward water heaters, pressure regulators, fixtures and leaks under slab floors, while repiping is mostly a question for the older streets.

About 53 percent of homes in Lake Forest stand alone as single-family houses. The remainder are townhomes, condos and apartments, where one drain stack often serves more than one unit.

Common questions

Lake Forest plumbing questions

Is Lake Forest the same place as El Toro?
Largely, yes. This area was known as El Toro for decades before it became the City of Lake Forest in 1991, and El Toro Road still runs through the older tracts. We cover the whole city, ZIP 92630, from Foothill Ranch and Portola Hills to those original neighborhoods.
How do I know if my Lake Forest house needs a repipe?
Repeated pinhole leaks, weak pressure at the far fixtures and pipe that has been patched more than once are the usual signs, and they turn up most in the older tracts. The plumber looks at the pipe first, then writes up an estimate for a repair and one for a repipe so you can compare. A repipe here is done under a City of Lake Forest permit.
Do you service tankless heaters in Foothill Ranch and Portola Hills?
Yes. Those newer sections were built with tankless water heaters, and South Orange County's hard water leaves scale inside them. Descaling, part replacement and full replacement are all quoted in writing before we start.
