Tankless Water Heater Installation & Repair

A tankless heater in Mission Viejo works well or poorly because of three things: the gas supply, the vent and the water. The burner fires only when a tap opens, and at full fire it needs far more gas than a tank, through a line sized for it, plus the vent its maker specifies. Then comes the water. South Orange County's imported supply carries a heavy mineral load, and it coats the heat exchanger unless the unit is descaled on a schedule. Handle all three and a tankless unit serves for many years. Miss one and the problems tend to show up in the first cold season.

Sizing starts from two numbers: the largest amount of hot water your household draws at one moment, and how much the heater has to warm incoming water on the year's coldest morning. Gas and venting decide whether tankless suits a given house at all. More than half of Mission Viejo's homes went up before 1980, and their water heater gas lines were run for a tank's modest burner. A tankless burner on that same pipe can starve and throw flame codes as soon as a second shower starts. Hard water, scale and the heat exchanger

Signs of buildup include hot water that takes longer to reach the tap, a rumble as the burner lights, and overheat codes during a normal shower. Ignored, scale cuts the exchanger's life short.

Descaling is routine maintenance. The isolation valves are closed, a small pump circulates a descaling solution through the heat exchanger, then clean water flushes it out and the inlet screen gets rinsed. Without isolation valves the plumber has to cut into the lines to do the same thing, so every tankless unit we install gets a set. With water this hard, a yearly descale is a reasonable place to start, and your model's manual lists the interval its maker recommends.

Choosing between tankless and a tank

Tankless makes sense when the hot water keeps giving out before the last shower, when the garage needs its floor space back, or when you expect to live in the house a long time. It makes less sense when the home uses little hot water and a larger gas supply would have to travel a long way through finished walls or the attic. In that case we recommend a correctly sized tank, held by two seismic straps, with its temperature and pressure relief valve discharging to a safe spot.

Condos and townhomes in Mission Viejo and Aliso Viejo often keep the heater in a hall closet or a cramped garage corner, and there the vent route and the gas route usually decide the question. How often does a tankless heater need descaling?

Can the tankless go in my old tank's spot?
